July 2009 Net Worth Update (+$27,928)

A great month for us - probably one of the best ever in terms of $$ gain on the bottom line. It was a pretty quiet month financially speaking though - the outsized gain was entirely driven by gains in the stock market.

Highlights for July


  • All credit card debt (except current month's purchases) is in the form of 0% APR balance transfers earning interest in my savings accounts. We paid off the last of our 0% balance transfers in January. The well has dried up for now, but we are ready to take advantages if any offers come our way.

  • We track our real estate properties according to our cost basis (with the exception of House #3 which we may be selling soon).

  • We transferred $20,000 from our lower cost equity line on Rental #1 to paydown the mortgage on Rental #2. As I have previously mentioned this mortgage is the primary focus of any debt repayment of our since its the highest interest rate debt we have at 6.5%. Im also in the process of replacing the mortgage with an equity line on Rental #2 to reduce our carrying costs given this is now earmarked as a shorter term debt.
  • My wife and I also recharacterized some of our 2008 Roth IRA contributions this month to non-deductible traditional IRA contributions. We were forced to do this due to some of my employers job expense reimbursements from our international assignment being treated as taxable income. This moved some funds from our Roth IRA category to our Pre-tax retirement accounts. I plan to convert these contributions back to Roth IRA contribution in 2009 or 2010.
  • July was another good month for our stock investments. I'll post our July update soon.
  • We continued to pick up additional shares of Fairfax Financial at the beginning of the month. My only regret is not picking up more. While it has been my favorite investment as of late, if you look at its weighting in our portfolio its still realtively small. I guess its because I tend to second guess myself and take small steps instead of commiting to what I believe is a good idea.
  • We rerented Rental #2 and the tenants moved in towards the end of July. Given our new family life trying to turnover a rental property in short order is becoming more of a challenge for us. I ended up taking 2 days vacation this month to make sure we were able to get the house prepped and ready to go. I thought that was a better idea then using my rare weekend family time these days.
