Highlights for July

  • We like to take advantage of 0% APR balance transfers earning interest in my savings accounts, but that well has dried up for now. We are actively looking at taking advantage of new offers on 0% APR on purchases as an additional arbitrage opportunity.
  • July is the second significantly negative net worth monthly change since Sept 2010. Our losses are mostly associated with equity declines.
  • With real estate prices continuing to fall we put a contract on a house in one of our rental neighborhoods with a contract price inline with its 2002 value. We didn't think about this too hard - it was more of a long term thought, if home prices were ever that cheap again we should buy another house in the neighborhood to rent out.
  • We continued to get a little more conservative in our investments as we sold off a couple more investments including Ebay, Parametric Sound, and some IBM but continued to buy additional shares of Genworth.
  • Our investment portfolio did worse than our benchmark (VTI) in June (-2.71% vs -2.27%). I'll post additional details of our investment activities in July later this month.
  • Stock equities continued sharp declines in early August and Im starting to get excited about stocks again. I'm starting to have 2nd thoughts about committing so much of our free cash to another rental property - well have to see how this plays out.

2million,
Is it possible to provide how much is your average return in the past 10 years? What ratio of 750k is from compounding/gain. Given the uncertainty in the stock and comments such as lost decade etc, I am very interested in tweaking my plan which is aspired by your success.

why in the world would you carry a credit card balance? is it 0% int?

otherwise, how much on avg do you clear by renting property?? just curious as many people i know do it and i wonder if it's exercise in futility? are you clearing enough a month to make it worth it? or are you holding the property with hopes its value will increase over the years?
